Why is Harworth Group proposing to build here?
Harworth Group is proposing exciting new world-class employment space in an accessible, sustainable location. Primary access to the site will be provided off Gonerby Lane with good connections to the nearby road network.
We understand the concerns surrounding development on greenfield land. However, this site has been identified as a draft allocation in the emerging South Kesteven District Council Local Plan Review, reflecting its strategic importance and potential to contribute to the district’s future growth. The Local Plan Review outlines a strategic vision for growth and development up to 2041, including a detailed assessment of employment land requirements. It quantifies the need for employment floorspace to support economic expansion, ensuring sufficient provision for industries, businesses and infrastructure to meet future demands across the district.
This site’s inclusion reflects strategic planning priorities and underscores its suitability to meet identified needs, offering an exciting opportunity to contribute to the district’s long-term growth and prosperity.
It is also important to note that the site is not protected by any specific environmental designations and offers opportunities to enhance wildlife habitats, biodiversity and provide public walkways while creating much-needed employment space, which we are fully committed to delivering.
Won’t the proposals have an adverse impact on traffic in the local area?
A preliminary assessment of the site found it is not expected that development would have a severe impact on local highways capacity or road safety. However, as part of the planning process, we will also be conducting a more detailed, comprehensive transport assessment that will examine potential impact of the proposals on the local highways network and consider mitigation. Harworth Group is committed to working with Lincolnshire County Council and National Highways in order to agree the scope and methodology for the transport assessment.
What will the development look like?
The number of units and their scale and density is yet to be confirmed but they will be sensitive to the surrounding area, making the best use of the available land while maintaining high standards of design and quality. To mitigate visual impact, the proposals will also include landscape creation enhancing the natural surroundings and providing screening.
The vision we bring forward will be refined after consulting with the community, to establish what is needed within the proposals. When we finalise our planning application, we will be providing an indicative layout for the site. Detailed aspects such as appearance and landscape details will be addressed in a subsequent reserved matters application, which will be subject to its own consultation process when the time comes.
What are your plans to protect wildlife and trees?
In developing the proposals, Harworth Group will seek to retain as many of the existing trees and hedgerows as possible, to support ecologically valuable habitats. Furthermore, we are exploring opportunities for planting more trees and hedgerows to further support local wildlife. An area of green space will remain for high-quality landscape planting.
As part of our commitment to sustainability, the proposals will deliver a minimum 10% net gain in biodiversity, ensuring the development supports and enhances the natural environment.
What benefits will the site deliver for local residents?
The proposals provide the opportunity to deliver substantial employment growth in the area. Logistics is a key part of business growth within the ever-evolving economy and this site will provide local residents with a variety of job opportunities to suit different skills and backgrounds.
The site will provide approximately 160 local jobs whilst in construction alongside plentiful new jobs once the site is operational. Whilst in construction the site is likely to create £67 million in economic output with this increasing to £105 million when the site is up and running. The site will also deliver a substantial economic boost in the form of business rates to local government, helping to fund much-needed local services.
